Location

Focus on those towns, communities and neighborhoods that are your first preference. Existing homes on the market may not be in your ideal location, so "Location First"

Off-Market Tip #2

Condition

Condition will be important if the home is not "move-in" condition. The only way to know is arrange a private showing to assess the overall condition of the home, both the interior and exterior. Any costs for repairs or replacement will necessarily factor into the purchase price. "Location First" and "Condition Second"

Price

Price is the one "negotiable"! Location is fixed, the Condition can be changed, potentially at some undetermined cost. Price can be flexible based on the seller's needs and the buyer's budget. There are distinct advantages both buyer and seller in an off-market transaction
